Certified Probate & Trust Specialist

Realtors learn to understand the probate court system because of the Baby Boomer generation. One of the wealthiest generations, they pass their wealth on to their heirs. The “Great Wealth Transfer” is calculated to be approximately $68 trillion dollars; with as much as 80% involving real property. Probate issues are typical nowadays, and evidence shows that just a small percentage of Americans have a living trust in place.

Proposition 19

Proposition 19 fully goes into effect on April 1, 2021, intended as protection for millions of older homeowners, homeowners with severe disabilities, and of wildfire or natural disaster victims.

As older homeowners move to senior housing, retirement communities, condos, or move into smaller homes, more opportunities for homeownership will be available in communities all over the state for first-time homebuyers, young families, and renters. Victims of natural disaster or wildfire will be able to transfer the property tax base of their damaged house to a replacement home anywhere in California due to Prop 19.
